| Will mildew re-occur? |
Mildew is generated from underneath the tile. Once they are filled with our cementatious coating, the mildew does not grow from within. Pollen spores and foliage will generate algae on the roof surface. Dura-Loc has the highest concentrations of algaecides and mildecides on the market today. |
| How is the roof maintained? |
Surface contaminants are usually cleaned with a wash down of chlorine bleach and water, chemically cleaned, or pressure washed. |
| Does the roof breathe? |
The edges of the roof are weep holes and also a breather space. We also install roof tile vents on the tile to vent the space between the tile and your underlayment. |
| Will there be any costs for repairs in the future? |
This system goes over your existing tile roof. It costs approximately 1/3 of the cost of a new roof, but is much stronger. We do not replace anything we can not see or know about in the way of underlayment (your waterproofer) and everything ages. There may be charges for underlayment or structure repairs through the years like any other existing roof. |
Will expansion or contraction of the roof cause the roof to crack? |
A cement strength curve chart with a bonding agent is at 610 pounds per square inch (psi). The same chart used with our bonding agent results in 1,585-psi flexural strength. Flexural strength is the resistance to expansion and contraction. Minor surface cracking may occur, but the adhesion and strength does not diminish. |
| Does the System come in all colors? |
There is a paint chart with 8 standard colors for the finish coat, but for a minimal extra charge we do custom colors as well. |
| What happens if a palm frond is brushing up against the roof? |
We will come by and inspect the roof upon your request - that’s one free inspection annually. We recommend solutions to any problems that may disturb the roof system. |
| Is there a cost to transfer the warranty if I should sell the house? |
| No, just notify us of the new owner’s name. |
| What happens after the 5th year and final inspection? |
Wintex Industries Dura-Loc, Inc. will evaluate the roof for needed treatment to extend the warranty. Normally it is cleared and recoated to protect the under layers for warranty extension. |
| Can I extend the warranty? |
Yes, the warranty may be extended upon the follow through of the recommended treatment by Wintex Industries Dura-Loc, Inc. |
| What is the cost to re-coat the roof after 5 years? |
To clean and re-coat the roof is generally 30% to 40% of the original cost assuming there are no major changes in the industry at the end of the five year period. |
| Will anything you do harm my plants and vegetation? |
Generally not, although we do not imply or guarantee that it couldn’t happen, but all products are water-soluble. |
| What effect would the winds of hurricanes have on the roof system? |
The roof system is a monolithic roof when it is completed. The flexural strength of the tile is raised from 250 psi to 1,585 psi and the roof is much more wind resistant since original single tiles are locked together and are not individual tiles lying on the roof unbounded. |
| How will it take care of the underlayment? |
The system stops ultraviolet light, which is one of the primary causes of bituminous product (90lb. underlayment) breakdown. It also helps stop tile movement which causes excessive stress to the underlayment and tile attachment. |
| How many millimeters thick will the coatings be upon completion? |
The elastomeric, mastic, cement coat, and finish coat total approx. 30 to 40 mm. |
| Is this just a paint job? |
No, this is a roof coating system. A system that is much stronger and more durable when completed as a system. |
| What if I have solar panels? |
They need to be removed and then replaced. |
| What if I don’t need a new roof? |
A Dura-Loc system will strengthen your existing roof and justify our system as your roof gets older. When a tile roof is cleaned and maintained it causes breaks in the tiles and damage to the underlayment resulting in more problems and higher repair costs. You can walk on a Dura-Loc system as if you were walking on a sidewalk and have o more broken tiles. Dura-Loc beautifies and
strengthens your roof as well as gives you an increase in the energy efficiency of you home. Most of all Dura-Loc is a cost effective alternative to tile replacement. |
